Meet Ashley & Josie

We're Ashley Cline Cook and Josie Parsons, selling partners and hometown girls. Apart from our college years, we've spent our whole lives here, and we came back to open our own brokerage, LOCAL 615, where our team, Selling Sumner Homes + Land, calls Sumner County home too.

Ashley knows the people, places and back roads that make each community different, and loves helping newcomers find where they fit. Josie brings a people-first approach and a gift for creative problem-solving that keeps every move clear and on track.

We're a true yin and yang for our clients: two perspectives, fresh ideas and outside-the-box thinking on every move. Two agents really are better than one.

Whether you're dreaming of a home near a historic downtown, a house on the lake, a new build, or land with room to grow, we'll help you find your place and introduce you to the communities we love along the way.

Questions

Frequently Asked Questions

How far is Gallatin from Nashville?

Gallatin is about 30 miles northeast of downtown Nashville. Hendersonville is about 18 miles and White House about 22 miles. Drive times depend on traffic, so we recommend checking your actual commute at the hours you'd drive it.

What's it like living north of Nashville?

You get historic small-town downtowns, Old Hickory Lake, newer neighborhoods and real farmland, all within reach of Nashville. Each community feels different, which is why we suggest exploring a few before you decide.

Can I find a home with acreage?

Yes. Sumner County has homes on a few acres up to working farms, especially around Bethpage, Portland, Cottontown, Westmoreland and Castalian Springs. Use our search for homes on 5+ acres, or tell us what you need and we'll set up a custom search.

Is there new construction in Sumner County?

Yes, from builder neighborhoods to custom homes on private land. Bring your own agent from your very first visit to a builder's model home. The builder's sales staff represents the builder.

What should I check before buying rural property?

Septic (permits, condition, and for land, whether the soil supports a system), water source, electric and internet availability, legal road access, zoning, deed restrictions, flood zones, a current survey, and whether the land is in Tennessee's greenbelt program. Our guide covers each one.

Can I buy a home before I move to Tennessee?

Yes. Many of our clients do. We use video walkthroughs and virtual tours, and many closings can be signed remotely. Get pre-approved early, and always confirm wiring instructions by phone with your title company before sending money.

How do I find out about schools?

School zones are assigned by address. Visit Sumner County Schools directly for zoning, enrollment and calendars, and check the specific address of any home you're considering.

When should I reach out to you?

Anytime, even if your move is a year or two away. Early conversations help you learn the market and make a confident decision when the time comes.
